Commissioning

Commissioning of a building or project for a laboratory or clinic, verifies that the project systems; HVAC, plumbing, electrical, fire and life safety, controls, monitoring and other systems as designed by the architect and engineer (Professional Service Provider or PSP) are operating per PSP designed plans and specifications.

The Commissioning Process is designed to optimize the building systems for energy efficiency and provide verification that the systems operate according to the Owner’s Project Requirements (OPR). The process may be applied not only to new buildings but to existing spaces and systems subject to expansion, renovation or installation of new equipment especially in laboratories.

Equipment Commissioning may include; gas delivery systems, supply and exhaust ventilation, monitoring detection and devices and drain systems for Chemical Fume Hoods, Biosafety Cabinets, Emergency eyewash/showers and Laser equipment.

As a part of Commissioning a Test Adjust Balance (TAB) process for the HVAC systems and related ancillary equipment is performed by a Third Party employed by the owner and separate from the construction contract. This balancing of HVAC outside, supply, exhaust and return air is critical in the optimum performance of the project and building especially for laboratories and medical suites.
